Katherine Rixon | Happy Friday! 47 days after the Shelter in Place order was made, we are slowly opening our doors again here in the Wood River Valley. Landscaping and construction workers are back at work and retail stores and businesses are carefully re-opening with safety protocols in place. If there isn't a significant increase in new COVID19 cases, more businesses will be allowed to re-open every two weeks. For more information on Idaho's stages of reopening, click here. It's going to take a lot longer to come out of the shutdown than it did to go in to it, but we are happy to be on the upswing again! Rob, Shannon and I have new protocols for both our listings and showings to ensure our clients will be able to get in and out of homes without exposing themselves or others. Masks and gloves will be a part of our new reality for a while and we are prepared. We are also working on new video tours of all of our listings and hope to have those ready to share by the summer season. As we look back on the April numbers, there is no doubt the real estate market saw a major disruption. But that being said, 46 properties still closed escrow and 31 transactions came together. These numbers are dramatically reduced from April of 2019, but do prove that agents, inspectors, lenders, movers, appraisers and escrow officers were able to work together (mostly from home) to help buyers and sellers achieve their goals. We are proud that our systems work and know we can rely on our business partners to perform at the highest level -- despite a global pandemic. We closed on several properties during the shutdown and would like to thank Nancy & Ross, Tyler, Duke & Kendall, Dave and Bruce for their faith in us. We are sending you all virtual hugs. We have made donations to the Rixon & Cronin Charitable Fund on your behalf. Those funds will be distributed to local non-profits at the end of the year | Rob Cronin (ready for the hair salons to re-open) | Here are the numbers for April 2020: * 81 New Listings * 29 Price Reductions * 31 Pending * 46 Sold Of the Sales: * Low: $18,500 * High: $4,500,000 * Average Sales Price: $801,998 * Average Days on Market: 235 * 11 Properties Closed over $1 Million Compared to April, 2019 * Active Listings: Down 10% * New Listings: Down 56% * Number of Properties Under Contract: Down 65% * Number of Properties Sold: Down 41% * Volume Sold: Down 17% * Average Sales Price: Up 42% Please reach out if we can answer any questions on the numbers above or the market in general. | Shannon Brandenburg | For those of you looking for ways to spend this beautiful weekend, consider golfing at Valley Club, Sun Valley or Bigwood Golf Course.
